We hope that we can help you in your search for a new home. We have an assortment of properties in the Iowa City, Coralville, and Cedar Falls areas.  

A limited number of our properties allow pets under 30 pounds.   Pet leases are required along with a $40 per month "pet rent".  This is non-negotiable and non-refundable.  Rental properties listed on this web site do not allow pets unless indicated.

Anyone planning on leasing one of our units must complete a rental application.  Someone who does not meet the rental requirements may elect to use a co-signer.  All prospective tenants and co-signers will be subject to credit approval.  Most leases run from August 1st until July 28th (no discount for the month of July).   We do not offer 6 month or month to month leases.

We strongly recommend all tenants have renter's insurance but this is not required.

How do I go about renting one of the properties shown on this website?

1.  Begin by checking to make sure that the unit is available next year.  If the property is already taken it will have RENTED next to the listing.

2.  Contact us at the phone number listed on the bottom of this page to set up a showing of the property.

3.  Turn in an application to rent the property (available here).  Applications can be mailed to the address on the form or brought to the showing to speed up the signing process.

4.  If you are approved, pay your security deposit and sign a lease.

RENTAL APPLICATIONS

Does everyone that I am going to live with need to fill out an application?


Yes.  The only exception is if a roommate is currently living in one of our properties.   In that case, we already have an application on file.

How long are your leases?


All leases are for one year.  Most leases run from August 1st until July 28th (no discount for the month of July).

Is subleasing allowed?


Yes.  If you choose to sublease, you are responsible for finding a new renter.  The new renter must fill out a rental application and be approved prior to moving in.  There is a $75 fee for all subleases.

How much is the security deposit and when is it due?


The security deposit is typically one month's rent and it is due when you sign your lease. 

Where should the rent check be sent?

Rent should be mailed to PO Box 3284, Iowa City, IA  52244.

When is rent due?  When is it considered late?


Rent is always due on the first day of the month, even if it falls on a holiday or weekend.  If rent is not received to the PO Box on the 3rd of the month, it is considered late, and a $40 late fee is assessed.

Can we write more than one check each month to pay our rent?


No.  We ask that you pay your rent in one check each month.  If multiple checks are received, a service charge will be applied to your account for each additional check.
 

Before I move in, what utilities do I need to switch into my name?

Your lease explains which utilities you are responsible for and which utilities are to be paid by the landlord.  If you have any questions please contact us.

Who is the person I should contact in case of an emergency at the rental property?

The phone number listed below has a voice mailbox that is checked regularly.  Premier Property Management will either visit your property or send over a professional to fix your problem within 24 hours of your call.
